This challenging refurbishment project comprised of a full Electrical and Mechanical fit-out transforming the old courthouse and cells into a stunning new interior for CoDE Pod Hostels in Parliament Square, Edinburgh Old Town.

Electrical

  • Installation of all Sub-Mains Cabling Systems and Electrical Switchgear. This was achieved by installing new submain cables between the existing main switchboard and local distribution boards.
  • Installation of efficient, low energy and primarily LED general lighting, as well as automatic emergency lighting solutions within the stairwells, corridors and services areas.
  • Installation of an automatic fire detection and alarm system to alert staff of a possible fire within the premises. Install comprised of items such as an analogue addressable control panel, manual break glass call points, combined smoke and heat detectors combined with integral sounder and a magnetic door hold system.
  • A NET2 door entry system for bedrooms allowing keypad control. The system was also installed to the main entrance to allow access during non-staffed hours.
  • Installation of high quality, real-time monitoring ethernet IP based CCTV system, crucial to the security of the building. As well as this, a TV system allowing distribution to serve multiple televisions within the building. Finally, a data cabling system comprised of a data cable link between a central IT cabinet serving all areas, including reception, offices and all bedrooms. All points were terminated into outlet plates, and into patch panels within the IT cabinet.

Mechanical

  • Installation of domestic water services utilising existing Cold Water Storage tank, new pumps and new gas-fired water heaters.
  • Installation of new en-suites to private rooms and showers, and W/C’s to common shower/toilet areas.
  • Installation of Ventilation Systems to suit building regulations. A Smoke Ventilation System, Dry Riser as well as Air Conditioning systems to provide comfort heating/cooling within rooms and staff areas.
  • Finally the installation of a Refrigerant leak detection system, and a Building Management System.

The clients brief was simple, he needed the work to be completed and the hotel fully operational in time for the 2019 Edinburgh Fringe Festival. The logistical challenges coupled with the quirky nature of the building and the clients desire to create a unique brand identity all within budget and programme were just some of the hurdles the construction team needed to overcome.

Significant design and value engineering were required throughout the duration of the project. This was carried out whilst remaining true to the original design brief ensuring quality and aesthetics were retained at every step.

We worked collaboratively with the principal contractor and design team to highlight items that became visible through construction. This approach enabled us to provide engineering solutions and maintain momentum throughout the project.
